How to Prepare for an Appraisal

To ensure a smooth appraisal process, we generally recommend taking the following actions and preparing the listed documents, if available, for the appraiser.

Checklist:

  • Unlock all padlocks on the property.
  • Keep pets on a leash or remove them from the property.
  • Ensure all areas of the home are accessible.
  • Verify the lockbox combination and access keys are available, and do not lock the storm door from the inside.
  • Remove locks, furniture, clothing, or any items that may obstruct access to the attic and crawl spaces (FHA/VA).
  • Ensure access to the attic, crawl spaces, furnace, and water heater by removing locks, furniture, clothing, boxes, or other obstructions (FHA/VA).
  • Ensure that safety equipment in the house is properly installed and functional.
  • Replace light bulbs to provide adequate lighting in rooms.
  • Make outbuildings such as garages, sheds, pool houses, cabanas, etc., accessible (FHA/VA).
  • Ensure that the furnace and water heater are easily accessible.
  • Confirm that heating and air conditioning systems are operational (FHA/VA).
  • Unload home appliances, such as the dishwasher, washing machine, dryer, etc. (FHA/VA).
  • Address any exposed wiring in the living area and install faceplate covers if they are missing.
  • Attend to minor repairs like leaky faucets, missing door handles, and trim (recommended) (FHA/VA).
  • Maintain your yard by mowing and trimming bushes or trees (recommended).

Documents:

  • Provide a survey or plot map of the property and building if readily available.
  • Include a copy of the original house plans if available.
  • Share information on any written private agreements, such as a shared driveway with a neighbor.
  • Compile a list of any personal property that is part of the home and intended to be sold with it, such as an oven, washer, and dryer.
  • Include the title policy that lists encroachments or easements.
  • Attach the most recent real estate tax bill and the legal description of the property.
  • Include any inspection reports or recent reports for termites, EIFS (synthetic stucco) wall systems, your septic system, and your well.
  • Provide a list of any major home improvements and enhancements, such as the addition of central air conditioning or roof repairs. Please include the purchase and installation date, along with permit confirmation if available.
  • If applicable, provide the condominium budget and year-end statement.
